Mission
Purpose
- To support the safe, reliable and effective maintenance of the Operator’s building and associated civil assets through technical inspections, maintenance verification, contractor monitoring and work-order follow-up.
- To execute approved maintenance plans, standards and procedures and ensure that assigned building maintenance activities achieve the required safety, quality, availability and asset-condition standards.
- To identify defects, verify completed maintenance work and maintain accurate maintenance information to support safe, reliable and comfortable travel for customers.
Principal Accountabilities
The Building Technician shall be responsible for the following activities within the assigned area and shall report to the Building Supervisor:
- Monitor the execution and quality of Building Maintenance activities undertaken by appointed contractors.
- Conduct routine building inspections, condition assessments and maintenance quality checks.
- Follow up on Planned Maintenance (PM), Corrective Maintenance (CM) and reactive maintenance work orders.
- Verify completed maintenance work before recommending or processing work-order closure in accordance with the approved process.
- Identify building defects, deterioration and non-compliant maintenance work and ensure these are correctly recorded and reported.
- Monitor assigned maintenance activities against approved specifications, standards, response times and maintenance requirements.
- Support achievement of building asset condition, availability, safety and maintenance-performance targets.
- Maintain accurate maintenance records and supporting technical evidence.
- Identify recurring defects and provide technical information to support investigations and corrective actions.
- Escalate safety-critical, operationally significant and recurring defects to the Building Supervisor.
Specific Responsibilities
The technician will be responsible for all of the below, reporting to the Building Supervisor:
- Follow up on assigned Planned Maintenance (PM), Corrective Maintenance (CM) and reactive maintenance activities.
- Monitor outstanding work orders and ensure timely follow-up.
- Verify completed maintenance work before work-order closure.
- Ensure work orders contain the required comments, photographs and supporting evidence.
- Conduct routine building and asset-condition inspections.
- Conduct spot checks and quality verification of completed maintenance work.
- Identify building defects, deterioration and potential failures.
- Ensure identified defects are correctly recorded in Maximo.
- Monitor contractor workmanship against approved specifications and standards.
- Monitor contractor compliance with applicable maintenance procedures and safety requirements.
- Record contractor non-compliance and report significant or recurring issues to the Building Supervisor.
- Follow up on corrective actions assigned to contractors.
- Identify repeat and long-outstanding defects and escalate them where necessary.
- Participate in safety inspections and report unsafe conditions or activities.
- Follow up and verify assigned NCRs, audit findings, latent defects and warranty defects.
- Compile accurate inspection, defect and incident reports.
- Maintain accurate maintenance records and supporting technical evidence.
- Support asset verification, asset-condition assessments and asset-information updates.
- Participate in building maintenance projects and handover inspections when assigned.
- Escalate safety-critical, operationally significant or unresolved maintenance issues to the Building Supervisor.
Profile
Educational
Level
- University/Technikon National Diploma in Civil Engineering, Building Science, Facilities Management (B-Tech will be added advantage)
- At least 2-3 years’ relevant experience.
- Safety Management
- General technical knowledge
- Good knowledge and experience in building and civil maintenance e.g. plumbing, tilling, painting, fencing, roofing, glazing works.
- Valid driver’s license
